Skating Rink: A successful and growing business
required our client to refinance and borrow additional funds to
rehab, update and expand his current property. The new mortgage
amount was based on the value of the property after renovations
and funds were escrowed to complete the job.
Mixed Use Property: An investor needed to obtain
a mortgage to purchase and rehab a large property in downtown Atlanta.
He was unable to meet the necessary qualifications of the local
banks. We were able to fund this project by using unconventional
underwriting to determine his potential to re-pay the debt.
Bar/Nightclub: Our clients needed a quick refinance
of a seller-held balloon mortgage. They had invested a large amount
into the property and at the last minute were unable to qualify
at the local bank. We were able to refinance the current mortgage
in record time to eliminate the seller taking back a property that
had become very valuable.
Commercial Office Building, Savannah: When a "great
buy" became available, our clients didn't have a sufficient
down payment to qualify at a local bank. We funded the purchase
and allowed the seller to hold a second mortgage behind us, with
any default notification to them, for protection of their investment
and position.
Funeral Home: A proven successful business needed
to construct a new facility to better service their growing community.
Unable to qualify due to strict bank underwriting, we were able
to help our clients build and maintain the new property, until at
which time they were able to qualify with a bank and pay us off.
